Understanding your EPC
An EPC gives your home a rating from A to G and a score out of 100. It's based on what the place costs to run, so somewhere warm and cheap to heat scores well. Most homes in England and Wales come out as a D.
Band C is the one people ask about. The government has proposed that rented homes have to reach band C by 2030. If you're a landlord sitting on a D or below, that's the date to plan around, and we've written up where the rules have got to.
If yours came back lower than you hoped, page two of the certificate lists what would improve it, best value first. Loft and cavity wall insulation are usually top of the list. Better heating controls often cost a lot less than people expect.
The ratings can look odd at first. A well-insulated house on electric heating can score worse than a draughty one on gas, because the sums follow fuel prices. Our rating tool lets you change the heating, insulation, windows and solar on an example house and watch the rating move.
Commercial EPCs work differently. They're based on carbon rather than running costs, and the scale runs the other way round, so a lower number is better. What the building is used for goes into the calculation too, which is why an office and a warehouse built exactly the same way won't get the same band. We cover buildings of any size and any use, from a corner shop to a distribution centre.
The rule to watch is MEES, the minimum rating a property needs before you can rent it out. Right now you can't legally let a commercial building rated F or G, and the government has proposed raising that to a B by 2031. For most older buildings that's a long way to climb, so it's much cheaper to find out where you stand before a lease comes up than after. Here's what MEES means in practice.
With a new building, the energy calculations come first and the certificate follows. The report that proves the design meets the energy regulations is part of signing the building off, so it pays to get it right at design stage rather than discover a problem on site. Home EPCs start from £59.95+VAT and commercial ones from £99.95+VAT. We price every property on its own merits, so tell us how big it is, where it is and what it is used for, and we will come back with a firm price. Nothing gets booked until you are happy with it.
Ten years, for homes and business properties alike. You do not need a new one every time you sell or rent out within that period. If you have made improvements since, though, a fresh certificate showing the better rating is usually worth having.
Yes. You need a valid EPC before the property goes on the market, whether you are selling or letting. A few buildings are exempt, including some listed ones and places of worship, and there are separate rules for very short leases and for buildings due to be knocked down. If you are not sure whether yours counts, give us a call.
A home EPC is based on what the property costs to run, and a higher score is better. A commercial one is based on carbon, and a lower number is better. They are worked out in completely different ways, which is why a building with flats above a shop often needs both.
We can usually get to a home within a few days, and we will confirm the date and when your certificate will be ready at the point you book. Standard turnaround varies by survey type. If you are working to a deadline, ask about our fast track service. Next day turnaround is often possible, so it is worth asking before you assume it cannot be done.
