We provide TM44 Air Conditioning Surveys for every type of building!

Since January 2011, any building owner or manager in charge of any air conditioning systems that have an effective rated output of 12kW or more is required by legislation to have a TM44 air conditioning inspection carried out every 5 years.

If you have a number of systems that are individually less than 12kW, but together have a total collective effective rated output of more than 12kW, you will still need to comply with TM44 regulations.

What do I get with a TM44 report

What do I get?

After the site visit it takes about 10 working days to produce your TM44 air conditioning report. Your report will give advice and outline any steps you can take to improve the efficiency of the systems.

Recommendations may include a suggested maintenance programme, operational changes or even details on a more efficient replacement system.

The potential cost savings from following the advice in the report could easily outweigh its initial cost, in addition to improving your environmental impact rating.

Penalties for faliure to have a TM44 Air Conditioning Survey

What if I don't get a TM44 Air Conditioning Survey?

Fines of £300 per unit/building can be issued if you fail to keep, commission or provide an air conditioning report that has been lodged on the Central Register. Under the discretion of Trading Standards, these fines can be issued again on a daily, monthly, quarterly or annual basis.

In addition, if an officer of enforcement authority requests a copy of your air conditioning inspection report, a fixed fine of £200 per unit/building is issued if this can not be provided within seven days.

Following any penalties, it is important to instruct a surveyor to complete your TM44 air conditioning survey to avoid further fines. The enforcement officers routinely check the Government database to see if the reports have been lodged on the register.

What does a TM44 Inspection Involve
What is involved in a TM44 Inspection

What does the survey involve?

Easy EPC have a highly skilled team of TM44 assessors covering all of the UK. All our TM44 assessors are fully trained and accredited with a government approved accreditation body.

TM44 Air Conditioning Survey involves a survey on site, followed by production of the report at the desk. The site survey is in-depth and involves:

  • Creating an asset list of all VRVs, splits and AHUs (this is only necessary if there isn’t one already, and it may incur an extra cost).
  • Sampling the cooling plant.
  • Photographing the cooling plant and data plates.
  • Sampling the inside cassette or fan coil and controller.
  • Photographing the inside cassette or fan coil, controller and data plates.
  • If AHUs are present that are part of a cooling system these are also sampled and photographed.
  • Locating F-gas and maintenance documentation.
  • If plans are available the assessor will link the systems to the relevant rooms on the plan, or if there isn’t one available one will be made before linking the rooms and systems.

It would be beneficial if the facilities or business manager is available during the site survey should the assessor have any questions about the systems locations or operations.

The final TM44 Air Conditioning Report is lodged to the Energy Certificate register.

How long is TM44 report valid for

How often do I need one?

It is compulsory to have regular inspections of your system, no more than 5 years apart.

If you currently don’t have a valid TM44 A/C report but meet the eligibility criteria to need one, then don't panic, having an inspection carried out and report produced now will not trigger any retrospective fines to be issued, but the sooner you have the survey carried out the better as you can accumulate fines until your building becomes compliant.

TM44 A/C surveys are a legal requirement for any building owner/manager who's building has air conditioning systems with an effective rated output of 12kW or more, including if the building has multiple smaller systems that have a total collective of 12kW.

The TM44 Report is lodged to the Energy Certificate register.

TM44 air conditioning inspections are required for any properties that have an air conditioning system with an effective rated output of 12kW+. This includes if there are a number of smaller systems that together have a combined effective rated output of 12kW+.

On site, the assessor will inspect the air conditioning units, split systems, any air handling units or mechanical ventilation and conditioned rooms.

The survey is in-depth and involves:

Regulations state that TM44 A/C inspections must be completed at least every 5 years.

It would be beneficial for the facilities or business manager to be available during the appointment in case the assessor has any questions about the system operation or location.

All access arrangements should be made prior to the appointment, to avoid delays or issues during the site visit.
