Gas Safety Certificates are legally required for all rented properties in the UK (this includes both domestic and commercial properties)

The following groups are required to have Gas Safety Certificates for all their properties:

  • Landlords (or managing agents) of both domestic and commercial properties
  • Housing Associations
  • Local Authorities
  • Hotels and B&Bs - gas appliances that are away from the guest accommodation must also be tested.

  • Employers - “It shall be the duty of every employer or self-employed person to ensure that any gas appliance, installation pipework or flue installed at any place of work under his control is maintained in a safe condition so as to prevent risk of injury to any person.”

What do I get with a Gas Saftey Certificate

What do I get?

By law, only Gas Safe Registered engineers can carry out Gas Safety checks. Here at Easy EPC we have a team of registered engineers across the UK, who can carry out checks on both domestic and commercial properties.

After the survey you will receive a Gas Safety Record (certificate) containing:

  • A description of and the location of each appliance or flue checked.
  • The name, registration number and signature of the individual carrying out the check.
  • The date on which the appliance or flue was checked.
  • The address of the property at which the appliance or flue is installed.
  • The name and address of the landlord (or their agent where appropriate).
  • Any safety-related defect identified and any remedial action taken.
  • Confirmation that the safety check has included an examination of:
  • The effectiveness of any flue.
  • The supply of combustion air.
  • Its operating pressure or heat input or, where necessary, both.
  • Its operation so as to ensure its safe functioning.

If defects are found during the gas safety check then the landlords must take appropriate action to ensure the property is gas safe. If concerns are found then they must be rectified by a Gas Safe registered engineer before the appliance is used again - it is an offence to use/allow the use of any gas appliances that are known to be unsafe.

You will need to keep this record for a minimum of two years.

There are several circumstances where those who would normally need to get a Gas Safety Certificate may be exempt, such as:

  • If a lease is for longer than 7 years and is for life then the landlord is not responsible for gas safety checks, however if there is an implied tenancy arrangement (E.G. accommodation is provided as part of a job) then the landlord IS responsible.
  • Landlords of properties without a supply of gas are not required to provide a gas safety record.

All gas consumers are advised to have a Gas Safe registered engineer check their appliances at least annually.

What does the survey involve?

Gas safety checks can only be performed by a Gas Safe Registered Engineer, who has the correct knowledge to test gas appliances to ensure they’re safe to continue operating in your home. The engineer will inspect gas appliances such as the hob, oven, boiler, and hot water cylinder and during the inspection they will:

Check the gas appliances to ensure that they’re:

  • Set and adjusted correctly so the gas burns properly.
  • Suitable for the room it’s located in.
  • Physically stable.
  • Securely fitted and correctly connected to the gas pipework.

They will also ensure that:

  • There’s an adequate and permanent air supply suitable for the appliance installed.
  • All safety devices are functioning properly.
  • Any flues, chimneys and air vents are operating correctly.
  • The survey takes 30 minutes on average for domestic properties, however this differs depending on the size or complexity of the property. Due to the large variations in size and complexity of commercial buildings we cannot provide an average time that the survey takes, please ask for an estimate on booking.

Landlords are not responsible for any gas appliances that they do not provide, however they are responsible for the parts of the associated installation and pipework, just not the actual appliance.

For rental properties in the UK, Gas Safety Certificates must be renewed annually.

The landlord is responsible for instructing a Gas Safety Certificate, and keeping a record of these for a minimum of two years. Landlords in breach of Gas Safety regulations can face fines and/or imprisonment.

You can arrange a Gas Safety Certificate 10-12 months after the last certificate without the original certificate expiry date being affected, however if it’s completed <10 months or >12 months from the last certificate a new deadline date will be provided.

It is useful and may enable us to offer a cheaper quote if you are also able to provide the following information:

Domestic

The basic information we need to be able to provide you with a price for the survey is:

  • Postcode
  • Number of gas appliances
  • What the appliances are
  • If the property has a landlord or is privately owned

It is useful and may enable us to offer a cheaper quote if you are also able to provide the following information:

  • Appliance make and model number, if known
  • The full address of the property

Once we have provided you with a quote, if you wish to go ahead and book we will also need invoicing details and contact details for whoever will be meeting us on site. We don't charge up-front, but will invoice you for the work on completion, and release the Gas Safety Certificate to you upon receipt of payment.

After you have booked with us we will contact you or if you prefer an alternative site contact to arrange an appointment. Once we have visited site and compiled the survey findings, we will contact you to let you know it's ready and provide you with an invoice. On payment of the invoice we will provide access to your Gas Safety Certificate straight away.

Gas safety certificates are a legal requirement for all rented properties in the UK.
