TM52 Overheating Calculations - Designed to calculate the risk of overheating in commercial new builds. Suitable for those wanting to gain extra BREEAM credits or when applying for planning permission in a zone with additional framework targets to meet.
Simplified Overheating Assessment - Designed to assess the risk of overheating in new build dwellings in the most simple way possible, no dynamic thermal modelling involved. If the simplified calculation shows a pass then it circumvents the need for a TM59 assessment, which has otherwise been required by building regulations since 2022, for all new build residential dwellings that do not have mechanical cooling.
TM59 Overheating Assessment - Designed to calculate the risk of overheating in new build dwellings or residential types of commercial buildings (such as care homes) that do not have mechanical cooling. If a property fails the Simplified Overheating Assessment then it must move on to TM59 calcs.

Overheating calculations are carried out to evaluate the risk of overheating in a building.
There are two levels of overheating calculation, simplified and complex. Properties that have a low amount of glazing in relation to wall area may be able to demonstrate compliance with a simplified calculation, so should try this first. In the event the simplified calculation shows a fail, then a TM59 calculation will need to be carried out.
For properties with a regular or large amount of glazing, it is unlikely a simplified calculation will give a pass, so these properties are best served by going straight to a TM59 calculation, avoiding the unnecessary cost of having both types of calculation carried out.
The simplified overheating calculation uses the proportion of glazed areas to floor area in each room, alongside information like location risk level, glazing orientation and ventilation, to assess whether the dwelling passes or fails.

The complex overheating calculation is much more in depth than the simplified overheating calcs that would have been carried out prior to requiring the full overheating calcs.
This calculation is very location specific, taking into account variables such as shading elements, other buildings, roads, as well as the maximum occupancy and the lengths and types of pipework running throughout the property.

A TM59 Assessment is a calculation carried out for new build dwellings to assess the risk of overheating, in line with Part O of UK Building Regulations. TM59 is the standardised approach for assessing the risk of overheating in domestic new build designs.
It uses details about the build (material specifications, windows & door information, details of the ventilation system and space/water heating systems, etc.) along with the specific location (used to take into account shading factors, roads, other buildings, etc.) and Dynamic Thermal Modelling to calculate the risk.
Since the introduction of Part O of the Building Regulations in June 2022, calculating the risk of dwellings (and residential type commercial buildings, like care homes) has been mandatory.
New dwellings should first have a Simplified Overheating Assessment carried out if it is deemed that they may be able to achieve a pass this way. If they fail that, or if it is deemed likely that a simplified calculation would fail, then they will be required to move onto having TM59 Overheating Calculations.
