Domestic & Commercial EICR Electrical Certificate Tests in Doncaster

An EICR (Electrical Installation Condition Report) is a survey and report that checks that a buildings electrical system is safe, and that fixtures are appropriate for that property. We provide EICR in Doncaster for both domestic and commercial properties.

Since regulations introduced in 2020, landlords of domestic rental properties are required to have an EICR in place, and must ensure the EICR is renewed every 5 years to ensure the safety of the tenants. Employers are also advised to have an EICR in place for their workplaces, renewed every 5 years to ensure employee safety, however this is not currently a legislative requirement.

For homeowners, the national standard for electric installations (BS7671) recommends having an EICR carried out then renewed at least every 10 years, especially if you are moving into a new home, your insurance requires it, or if you have suspicions that the current electrics are faulty or old. Properties with swimming pools are advised to commission EICRs annually.

There are a few situations where a rental property may be exempt from needing an EICR. More details on exemptions.

The only electrical appliances checked during the EICR survey are those that are permanently installed in the property, such as wall outlets and permanent light fixtures; it does not include non-permanent appliances, such as TVs, refrigerators, cookers, and so on, which fall under PAT testing.

Our professional and fully trained EICR assessors conduct the survey. Before the process begins it helps, and in some cases is required, if you can provide floor plans, a count of all the fixtures in the property, and any information available about the property's circuitry. After the assessment, the EICR will be processed, which takes a few working days. Once complete we will send you the invoice, and then immediately on payment, the report.

The EICR survey categorises any issues found by level of severity

  • C1Danger Present
  • C2Potentially Dangerous
  • C3Improvement Recommended
  • F1Further Investigation Needed

If the EICR assessor finds things that need to be repaired, for small jobs they may be able to do the work on the day. For more extensive work we can provide a quote for the work alongside the EICR. In terms of legal requirements, the standard time allowance for repairs is 28 days, but this may vary depending on urgency and danger. If the property has tenants and the problem is not resolved, landlords may face penalties. See more details on EICRs.

Domestic EICRs

As per legal requirements, Domestic EICRs will be carried out by our team of competent and qualified engineers, who hold both the experience and insurances necessary to safely test the electrical elements of your property.

The survey is non-invasive, so it’s important that all sockets and appliances to be tested are accessible to our engineer on the day. For example, furniture must be moved in advance if it’s covering a socket.

In line with our commitment to occupant safety, any real and immediate dangers found during the EICR will be fixed on the spot, providing this is possible within limitations of time and material availability.

Commercial EICRs

Commercial EICRs will be carried out by our team of competent and qualified engineers, who hold both the experience and insurances necessary to safely test the electrical elements of your commercial property, and ensure it is compliant with the relevant legislation.

The survey is non-invasive, so it’s important that all fuse boards, sockets and appliances to be tested are accessible to our engineer on the day. For example, desks must be moved in advance if covering sockets.

In line with our commitment to occupant safety, any real and immediate dangers found during the EICR will be fixed on the spot, providing this is possible within limitations of time and material availability.

Only landlords of domestic properties have a legal obligation to get an EICR. They’re legally required to get an EICR per property every 5 years.

Employers are recommended to get an EICR undertaken in the workplace every 5 years.

Homeowners are recommended to get an EICR every 10 years.

Homeowners with a pool are recommended to get an EICR annually.

EICRs are mandatory for domestic landlords.

EICRs test the safety of fixed electrical installations, such as wiring, plug sockets, fuse boxes, light fittings, etc.

EICRs must be completed by a qualified, competent person, according to the Government’s "Guide for landlords: electrical safety standards in the private rented sector".

During the EICR, the property’s electricity will have to be turned off, so ensure your appointment is arranged for a time suitable for this.

The engineer will also require access to the whole property, fuse boards and sockets, so if any of these are inaccessible behind furniture, it should be moved prior to the appointment.
